Airbnb's host-only fee: what 30 Breckenridge listings showed

On 15 September 2026 we read the price breakdowns of 30 Breckenridge Airbnb listings for 24 to 27 October 2026. None of the 30 showed a guest service fee, and every total matched the base price plus taxes. Airbnb says it is moving all home hosts to a single host-only fee.

What does Airbnb's fee page say?

Airbnb explains its service fees in a help article, Airbnb service fees, which we read on 15 September 2026. It describes two structures: a single fee that the host pays, and an older split fee that the host and the guest share.

On the single fee, Airbnb says "the entire fee is deducted from the host's payout" and "Most hosts pay 15.5%". It adds that the remaining hosts typically pay 14% to 16%.

On the split fee, Airbnb says "Most hosts pay a 3% service fee, but some pay more", and that guests "pay a service fee ranging from 14.1% to 16.5% of the booking subtotal".

Airbnb also says it is "in the process of transitioning all home hosts to a single service fee structure" and that "the split-fee structure is being phased out".

What did the Breckenridge listings show?

On 15 September 2026 we used an automated tool to read the public price breakdowns of 30 Breckenridge listings on Airbnb, each priced in US dollars for a stay from 24 to 27 October 2026.

None of the 30 listings showed a guest service fee in its price breakdown. In every case, the total matched the base price plus taxes, with no service fee line.

What does one of those totals look like?

Here is the breakdown for one of the 30 listings, for the same dates: a base price of $1,583.28 plus taxes of $194.35, which comes to $1,777.63. Airbnb displayed it as "$1,778 total", with no service fee line.

A listing with no guest service fee line fits the single fee, under which Airbnb says the entire fee is deducted from the host's payout.

What does each channel take from a $300 night?

Here is the arithmetic for one $300 night on the single fee, with the guest paying the same price on each channel. It leaves out cleaning fees, taxes and the cost of running your own site, including Vadera's setup and monthly price.

Card processing varies, and actual card fees may include a fixed amount per transaction. The fee calculator runs the same sums with your own nights and nightly rate.

What are the limits of this check?

It is a small check: 30 listings, in one town, for one set of dates, read on one day. It shows what those listings displayed, not what every Breckenridge listing shows.

A public price breakdown shows what the guest pays. It does not show the fee taken from the host's payout, so this check cannot tell what rate any of these hosts paid.

The split fee still exists. Airbnb says the split-fee structure "will no longer be available after all hosts are migrated", so a host Airbnb has not yet moved may still be on it. Look at the price breakdown on your own listing before you rely on either structure.

Airbnb is still moving hosts to the single fee, so these results describe 15 September 2026 only.

Questions hosts ask

Who pays Airbnb's single fee?

The host. Airbnb's fee page says that under the single fee "the entire fee is deducted from the host's payout". In our check, none of the 30 Breckenridge listings showed a guest service fee.

Does every host on the single fee pay 15.5%?

No. Airbnb says most hosts pay 15.5% and the remaining hosts typically pay 14% to 16%. Hosts still on the split fee pay a host fee, which Airbnb says is 3% for most hosts, and their guests pay a separate service fee.

How can I tell which structure my listing is on?

Look at the price breakdown a guest sees for your listing. A guest service fee line means the split fee. In our check, a listing counted as single-fee only when no guest service fee line appeared and the total matched the base price plus taxes.
